Future DevelopmentWe are always looking to enhance, improve and grow the site at Combs and we have recently been looking at potential plans for the next 10 years.
This will ensure the long term viability of the site and its support for local Businesses. To this end we have recently submitted a proposal to the Mid- Suffolk district council call for sites with a view as to what might be possible here on site over the next decade. |
Principles
Our Proposal will be for a mixed use scheme including residential, Business uses, community facilities and public open space
The proposal includes the whole site, as we currently only use approximately 1/3 of the Tannery's acarage.
The site is predominately 'Brown Field' i.e. it has previously been used for Industrial purposes or is made up ground.
It is situated in a well screened dip in the landscape.

Any Future development will enshrine the following Principles
- Be appropriate for our location in Combs
- Visually
- Size
- Environmentally
- Provide a range of much needed new housing, including affordable homes.
- Retain and improve the Industrial Heritage found here at the Tannery
- It will include new Community benefits such as a community space or shop, public open spaces, play areas and improved pedestrian and cycle routes
- It will maintain employment levels in Combs enhanced with new modern offices and commercial space
- Be economically, environmentally and socially sustainable.
